Getting started.

I haven't fully decided whether commercial property is right for me. Should I still book a call?

Yes. The discovery call is fifteen minutes, with no obligation and no prepared pitch. Many clients start it unsure whether commercial property fits their wealth plan — the conversation is designed to help you decide, not to sell you on anything.

What's the difference between Wealth Space and a traditional real estate agent?

A real estate agent represents the vendor and is paid by them. We are a buyers agency — we work exclusively for you, the buyer, and our work begins with your wealth plan, not a property listing. We are also commercial property specialists, not generalists.

Where are you based, and where do you source?

We are based on the Sunshine Coast, Queensland. We source nationally and are deeply established in Queensland and South-East Queensland, leveraging over a decade of commercial broker relationships across the region for our clients' benefit.

What actually happens on the discovery call?

Fifteen minutes. We listen to where you are, what you're working toward, and what you'd like to understand. We share how we work and whether we think we're the right fit. No prepared deck, no pressure. If a deeper strategy meeting makes sense, we book it from there.

Do I need to know exactly what I'm looking for before I call?

No. In fact, most clients don't. We start with the wealth plan and the structure, then work back to the right asset. Coming with an open brief is often the strongest starting point.

How the work unfolds.

How long does it take from engagement to a settled property?

Most clients receive their shortlist within 2–4 weeks of engagement, sometimes faster off-market. Most clients settle within 4 months of engaging us. Timeframes flex with brief specificity and market conditions — speed for its own sake is not a feature of the service.

What's in the Property Review pack you deliver?

Three to five shortlisted properties, with full imagery, market data, comparable sales analysis, our recommendation, and the rationale behind each option. The pack is delivered to your bespoke Wealth Space client portal. We meet to talk it through and arrange inspections where useful.

What if the first shortlist isn't right?

We keep going until you buy. The relationship doesn't end at three or five options — it ends at the right acquisition. If the first shortlist doesn't produce the right property, we continue sourcing without additional engagement fees.

What if I want to walk away mid-engagement?

You can cancel at any time before we begin negotiating on a chosen property. Once negotiation begins, fees are committed. The full cancellation terms sit clearly in the engagement agreement, so there are no surprises.

What happens once an offer is accepted?

We continue working alongside you through due diligence, contract review (with your solicitor), unconditional, and settlement. The work doesn't end at the offer — it ends at the keys.

Property & strategy.

What types of commercial property do you focus on?

Office, retail, industrial and mixed-use commercial assets. We don't restrict by category — we restrict by quality and strategic fit. The right answer for one client is the wrong one for another, and the brief decides.

Do you work with SMSF commercial acquisitions?

Yes. SMSF commercial acquisitions are part of our regular work and feature in many of our portfolio strategies. We coordinate with your accountant, financial planner, broker and SMSF auditor as required.

Can you help with owner-occupier or business HQ purchases?

Yes. Whether the property is for your business to occupy, as a pure investment, or both — we structure the brief around the outcome that matters. Owner-occupier briefs often run alongside an investment thesis.

Do you do residential investment?

No. Wealth Space is a dedicated commercial property practice. We rebuilt our own portfolio around commercial after losing a residential-heavy one through the cycle, and we now do this work because we believe commercial property is structurally stronger for serious wealth building.

Do you give financial advice?

No. We provide property strategy and commercial guidance. We are not licensed financial, tax or legal advisors. We work alongside your accountant, broker, financial planner and solicitor — forming part of your wealth team — so the full picture is properly held.

For couples.

We're a couple — do we both need to be in the strategic conversation?

We strongly prefer it, and our best outcomes come from couples who build the strategy together. Some couples choose otherwise and we work with that — but the For Couples process is designed around both partners being in the conversation from the start.

What is investor profiling, and why do you do it?

A structured way to surface how each partner makes decisions — risk lens, motivations, pace, communication style — and map them side by side. It turns "we don't agree" into a clear, useable decision framework. Part of our standard strategy meeting for couples, not an add-on.

Risk & track record.

How do you protect against poor acquisition decisions?

Filtration. We reject approximately 97% of the market. Only properties that pass our strategic, structural and commercial criteria reach your shortlist. Quality is the rule, not speed — we are happy to wait for the right asset rather than push the wrong one.

What if the market shifts during my acquisition?

Commercial property is structurally less exposed to short-cycle market movement than residential, because the asset is supported by lease income and a tenant covenant — not future capital growth alone. We acquire for long-horizon outcomes and structure briefs to be robust across cycles.

What experience sits behind your judgement?

Two decades in property between us. Direct experience in property development, residential investment, commercial brokerage, and personal commercial property investment. We have built portfolios, lost portfolios and rebuilt them — and that lived experience is what informs every brief we work on.

Fees & engagement.

How do your fees work?

We work on a two-part structure: a fixed engagement fee at the start, and a commission paid at the unconditional stage of acquisition. The specifics are confirmed during the strategic consultation and the engagement agreement, so you have full clarity before any work begins.

Why an engagement fee?

It reflects the depth of strategic work we do upfront — and it commits both sides to the relationship. Our work is too involved to operate on a pure success-fee basis.

Is the engagement exclusive?

Yes. For the period of the engagement, Wealth Space is your exclusive buyers agent for commercial investment property. This protects the integrity of the brief and the quality of the outcome.

After the acquisition.

What happens after I buy?

Around the first anniversary of your acquisition, we reconnect for a Portfolio Review — the entry point to our Wealth Builder partnership. We review the asset, the broader wealth plan, and what makes sense next. Some clients are ready to acquire again; some are consolidating. Both are right.

Do most clients buy more than once?

Around 75% of our clients are repeat buyers, with the remainder simply too recent to have acquired again yet. Wealth Space is built for portfolio buying, not single transactions — and our Wealth Builder partnership is designed around that long arc. Many of our clients now hold four and five properties acquired with us.
