What actually happens at each step.

Strategy.

We begin with a big-picture perspective. We start with the outcome in mind — the passive income figure you want, and the timeframe you want it by — then we reverse-engineer the path to get there. Your next step becomes clear because the destination is clear.

In the strategy meeting we model commercial property scenarios live in our Wealth Strategy Model. We walk through your starting position (SMSF balance, available cash, available equity), compare different paths side by side, and you walk away with a clear, commercial picture of what makes sense for you.

If you choose the couples track: both partners attend the strategy meeting and investor profiling is part of the process. Many clients choose this route — it is an option, not a requirement. Solo investors follow the same considered strategy work without it.

This is property strategy and commercial guidance — not licensed financial, tax or legal advice. We coordinate with your accountant, broker and adviser as required.

Engagement.

Once the strategy is set and you're ready to proceed, we agree the property scope — investment type, location, budget, target return, timeframe. The engagement agreement is signed, the engagement fee is paid, and we get to work.

Source.

We largely exist off-market. Across our ten years as established commercial brokers, we have built the relationships and the database that most buyers will never have. 70% of the properties we secure for clients are off-market — deals other buyers never see.

Review.

Every property goes through deep analysis. Comparable sales. Market data. Yield. Growth drivers. Tenancy quality. Lease terms. The seller's vulnerabilities and your leverage. We reject over 97% of what we look at. The volume of properties that reach your shortlist is small for a reason.

Property Selection.

Shortlisted properties are delivered to your bespoke Wealth Space client portal — full imagery, market data, our analysis, our recommendation. We meet to talk through your options, arrange inspections where useful, and guide you hands-on through the decision.

We keep going until you buy. If the first shortlist doesn't produce the right property, we keep sourcing. The relationship doesn't end at three options — it ends at the right acquisition.

Negotiate & Invest.

Once you've decided, we negotiate. Hard, but cleanly. The strongest possible deal on your behalf, executed by people who have done this hundreds of times. When the offer is accepted we hand off to your solicitor, support due diligence, and walk through to settlement.

Portfolio Review.

Settlement is not the end. Around the first anniversary of your acquisition, we reconnect for the Portfolio Review. We assess the asset, the broader wealth plan, and what makes sense next.

This is the entry point to Wealth Builder — our long-term partnership for repeat acquisitions. Our best clients return for the second, third and fourth purchase, and the relationship deepens with each one.

Andrew leads property sourcing, analysis, negotiation and acquisition. Vickie leads strategy, client journey and the front-end advisory relationship. Vickie's background in town planning and property development brings formal education and real substance to the work.

Between us we bring 24 years in property, 20 years building businesses, 15 years building them together, and 10 years as established commercial brokers.
